Overview / Comments

As per RI DOT's Pell Bridge Reconstruction Plan, Malbone Road and Admiral Kalbfus Road will become a signalized intersection (traffic light). The Pell Bridge Interchange Improvements list's item #7: "Convert Admiral Kalbfus Road at Malbone Road to Signalized Intersection to Enhance Safety and Operations" (see photo gallery for plan).

The Newport Daily News building is located on Route 138 in the North End area of town, a major hub and outlet to the Newport Bridge and Newport Naval Base. Significant area attracting bountiful anchor stores and restaurants (Walmart, Stop & Shop, Dunkin’ Donuts, 99’s Restaurant, Shell Gas Station, 7-11, etc.), not to mention the future businesses to come. Located in a redevelopment area next to the Newport Grand Casino, and with the casino being transferred to Tiverton, RI, those 20+ acres have recently been sold to a high end and very successful commercial developer.

The Newport Daily News business was recently acquired by GateHouse Media Inc., publisher of the Providence Journal.

This masonry building was architecturally designed with building height expansion possibility. This well constructed building has had many improvements throughout the years, a recent major component was a complete roof replacement. Standing on the roof gives you a panoramic view of the Narragansett Bay and also the mouth of the Atlantic Ocean. On a clear day you can actually see Block Island!

A great reception area and lobby greets you at the main entry. Throughout the building there are private executive offices facing Narragansett Bay water views, a large conference room, large community office spaces, press and editing rooms, private developing rooms, packaging rooms, and printing room with loading dock. There is a large black top with turn-around for tractor trailers to back into the loading dock.

A very large portion of the site has been black topped and lined for adequate parking for present use staff and customers. Tree lined and park-like, with 85+ parking spaces, which housed over 115 employees when at full capacity.

On site there is a file of original architectural plans for ease in locating supporting walls and cement block construction.

There is an additional unused land level 5,000 square feet of open space, only being used currently as storage, that is permitted for retail and commercial use.

Years ago, when it was time for construction of this building in 1968, it was changed over from residential to commercial zoning, and research is currently being done with the city planner as to the best use for this monumental landmark.
